The Development

SK ONE Garden City, when completed, is set to transform the skyline of Bintulu with its unique green concept incorporating nature as part of the development. SK ONE is an integrated residential and commercial complex that is purposed as a one stop lifestyle centre for the residents in and around Bintulu. This massive development measuring 10 acres, along Pan Borneo Highway is prominently sited along the major road linking the new town to the city centre.

A Professional Traffic Consultant is tasked to design the egress / ingress and the internal roads throughout the development to ensure smooth traffic movement to and from the main road (Jalan Sultan Iskandar).

The overall development consists of:

  • Over 1,200 basement car parking spaces
  • Four (4) levels of commercial strata title shop units
  • Three (3) 9-storey and one (1) 10-storey apartment blocks (1 total of 296 units of strata title apartments)
  • A dedicate spacious roof top recreational spaces for the Residential


The Commercial development consists of two (2) rows of dual frontage shop units. The design amalgamates the space between the shop units into a seamless flow by the clever use of a covered promenade running the full length of the site. All shop units will enjoy an unobstructed view of the promenade

Green features adopted for the promenade include generous openings and covered elevated roofing to provide natural ventilation. The use of green vegetation (creeper plants, green walls and potted plants) will soften and enhance the ambience within the promenade besides further minimising the carbon footprint and running cost of the development in the long term.

A shopping mall cum supermarket with an area of 100,000 square feet will also be housed at the Lower Level 1 which will draw more customer traffic to the area. The residential apartments above the commercial centre will be catchment business as well.


The Residential development is strategically located above the commercial complex with dedicated entrances on the commercial floor and the basement car part. Residents car parking spaces are provided in the basement.

Apartment units comprise: 1B, 2B, 2B+1 (dual key), 3B and 3B+1 (dual key). Sizes range from 468ft2 to 1,594ft2 and carter to both owner-occupier and rental markets.
